  • Special requests or needs - cribs, grocery order, Christmas tree, etc., what ever you need, our reservation staff will be more than happy to help you.

  • Check-in/out times: Fridays, Sundays & holidays: 5PM. Every effort will be made to have your unit available by 5PM but we can not guarantee this during busy times. All other times: 4PM. For a late check in: check our office hours, if you will be here after closing, you must make arrangements to have a signed credit card receipt for the balance & damage deposit and a signed confirmation form to us before you arrive. We will then put your envelope (with key & directions) in the white mailbox right beside the front door of our office building.

    Checkout time: 10 AM.
  • Payment:
  • Balance and damage deposit are due on arrival. Checks are not accepted unless they arrive 30 days or more before arrival. We accept Master Card, Visa, Discover, or Cash. American Express is not accepted for the damage deposit.

  • Cancellation Policy: Up until 30 days before arrival we will refund the deposit less 10%. 30 to 15 days before arrival we will transfer the full deposit to a future stay up to a year. 14 days or less before arrival, no refund or transfer. KE homes and KV1 home must be cancelled by November 20 otherwise there is no refund. Holiday Cancellations (Christmas, New Years, MLK, President's weekend/week): Up until 61 days before arrival we will refund the deposit less 10%. 60 days or less there is no refund or transfer.

  • Office hours:
    Fall: Oct. 1 to Dec. 17: Every day 8 a.m. to 6 p.m.
    Winter: Dec 18 to March 14: Every day 8 a.m. to 6 p.m.
    Spring: March 15- April 11: Every day 8 a.m. to 6 p.m. (closed April 12 - June 30)
    Summer: Monday thru Friday 9 a.m. to 4 p.m.
  • Towels and linens All towels and linens for the number of occupants plus all cooking and eating utensils are already in your unit. If your unit has a hot tub, consider bringing some large towels.
  • Housekeeping: All our units are thoroughly cleaned before and after your stay. Daily house keeping is available at an additional charge of $20 per hour plus linens.
  • Telephone calls: Each of our units has a private phone. Local calls are free. Long distance calls can only be made if they are charged to a credit card or collect. Fax service is available at the office.
  • Winter driving: We strongly recommend snow tires for traveling in Vermont snow country. What may be a dry clear road in the lower elevations can quickly turn to slippery snow covered roads in the mountains. Please be careful. Have a safe trip.
  • Damage deposit: There is a damage deposit of $200.00 per bedroom for condos with a maximum of $800.00 and $300.00 per bedroom for homes with a maximum $1,500. This is due on arrival. A credit card is authorized and the funds are released shortly after your departure if no damage has occurred.
  • Disclaimer: We are not liable for any advertised amenities that are weather dependent and are not available during your stay.

  • Pets: Sorry no pets are allowed in all condominium units. Some homes allow pets with homeowner approval. Please review with our staff for particular homes and security deposits. Several kennels are in the area and our reservation staff will be happy to help you with this matter.
